Do I have any say in what kind of tenants live in my property?
Yes. You can specify whether tenants may have pets or whether they may smoke. We can market your property as smoke-free. But you cannot discriminate against any class that is protected under federal or local fair housing laws. For example, you cannot require that tenants have no children.
How often will I hear from my property manager?
As often as you like. If you are working with Satsuma, we can advise you every time something happens with the tenancy, or we can handle routine matters without your involvement. We want to know and meet your expectations. Whether you choose us or a different company, we recommend that you discuss with your property manager how often you want to be updated and your preferred method of communication (email, cell, etc.).
How does a property manager handle emergency repairs?
Satsuma Property Management is available to tenants 24/7. We take care of any problems right away, including coordination of maintenance and repairs.
Can I use my own contractors for maintenance and repairs?
Yes. We will be happy to work with the contractors that you prefer as long as they are licensed and insured.
How do you handle security deposits, rent collection, and bill payments?
Satsuma Property Management employs a firm but fair rent collection policy. The rent is due on the first of each month, and we charge a late fee for payments submitted later in the month. If we have not received the rent by the 16th and the tenant is not working with us to resolve the problem, we start eviction proceedings. We take quick action to deal with any delinquency, and we do our best to work with tenants so that we don’t have to resort to eviction.
We also make it easy for tenants to pay by using direct-payment options, enabling the rent to be deducted automatically from their bank account. They may also pay the rent online or by mail.
Do you handle evictions?
Yes. We do our best to lease to great tenants and to enforce reasonable procedures for collecting the rent, but we will evict delinquent tenants when necessary. Usually, eviction is not necessary. If and when it is, our managers follow all Louisiana eviction laws to the letter.
How will I receive the monthly rent payments?
After the rent checks have cleared, we electronically deposit your funds in your bank account on the 15th of each month; the funds will be available the next business day.
We collect the rent, pay the bills, and, at the end of the month, provide you with a detailed statement of all income and expenses.

Our online portal makes it easy to quickly access any information you need about your rental property 24 hours a day, 7 days a week.
